1. General Provisions & Acceptance
These Terms of Service ("Terms") govern access to and use of the ttflat.com website, mobile interfaces, and associated bot communication services (collectively, the "Platform") operated by TTFlat.
By accessing the Platform, browsing apartment listings, requesting viewing appointments, or interacting with our support staff, you agree to be bound by these Terms in full.
2. Platform Services & Scope
TTFlat operates as an online discovery and verification directory for residential apartments in Tbilisi, Georgia available for long-term lease. Our platform facilitates verified property search, transparent currency conversion, and direct connection with on-duty managers for viewing arrangements. Final rental agreements are entered directly between the property owner (lessor) and the tenant (lessee) under the Civil Code of Georgia.
3. Listing Accuracy & Currency Conversions
We perform physical and digital verification to maintain accurate property details, photography, and availability statuses. Real estate prices in Georgia are conventionally referenced in United States Dollars (USD) or Georgian Lari (GEL). Secondary currency rates displayed on TTFlat are updated in real-time according to official commercial rates from the Bank of Georgia.
4. Viewing Appointments & Inquiry Booking
Users may request apartment viewings online or directly through our verified Telegram support bot. Appointments are confirmed upon manager review. If you must reschedule or cancel a viewing, please inform your assigned manager via chat as early as possible.
5. Intellectual Property & Anti-Scraping Defense
All content on the Platform—including brand assets, logos, design layouts, software, watermarked imagery, and descriptive copy—is the exclusive intellectual property of TTFlat or its licensors. You strictly agree not to use automated scrapers, crawlers, or harvesting tools to extract listings, images, or contact data.
6. Limitation of Liability
While TTFlat exercises strict due diligence in catalog moderation, TTFlat is not a party to the lease contract and assumes no legal liability for dispute resolution, security deposit returns, or property damages arising between landlords and tenants.
